Managing properties by hand doesn't scale

Is it for vacation rentals or long-term rentals?
Both — that's the whole point. Vacation rentals need a unified calendar, dynamic rates and check-in / check-out control; long-term rentals need contracts, monthly collection and statements. Both share properties, owners, expenses and staff, so they live in one system instead of two.
How many properties does it take to make sense?
It's designed for companies handling anywhere from a few dozen to hundreds of properties. With very few units a spreadsheet still holds up; the breaking point usually arrives once there are cleaning staff, vendors and several different owners asking for reports.
What does the owner get?
They stop chasing information. They log into their portal whenever they want and see income, expenses, reports and documents for their properties, without waiting for the end-of-month email. For the manager that means fewer calls and a relationship that holds itself up.
