The challenge

Selling without banks is easy; collecting without a system is not

Desarrollos LM sells land with in-house financing: a small reservation, a down payment and long-term monthly instalments. That model is what makes the investment accessible, and it is also what multiplies the administrative load. Every lot sold opens a years-long relationship with a client: payments arriving by transfer or cash, skipped months, restructures, reminders, balances that have to be recited from memory when the client calls. With a spreadsheet the development works until it doesn't — and by then nobody knows for certain who owes what.

Questions about this project

Why does a land development need its own software?

Because it sells on credit with no bank. A normal CRM records clients, but it does not carry a 128-month payment plan per lot, nor tell you today who is behind. That crossing —lot, client, plan and balance— is exactly what no generic tool does well, and what we built custom.

What happens when a client falls behind or asks to restructure?

The system surfaces the delay instead of hiding it, and the full history is visible so the conversation happens with data. The commercial decision still belongs to the developer; what the software adds is that it is made knowing exactly where that lot stands.

Can it be used in another land development?

Yes. The reservation / down payment / instalments model is common in Mexican lot sales, so the structure is reusable and what gets adjusted are each development's payment-plan rules and lot catalog.

Does the end client see their statement?

The core of the system is the development's administration. Opening it so each buyer can check their own balance is the natural next step and builds on what already exists.
