Harbor 171

Development of a system to administer electricity payments for a beachfront condominium tower in Puerto Vallarta. In a building with dozens of units, power stops being a bill and becomes a process: recording consumption, generating each unit's charge, collecting it and being able to prove it. That is what we systematized.

The challenge

A whole tower of bills in one spreadsheet

Harbor 171 is a condominium tower in Puerto Vallarta's hotel zone, with units sold to different owners and an administration answering for the whole building. Electricity for common areas and the consumption split across units was tracked with spreadsheets and loose receipts: every period the same calculation had to be redone by hand, each unit notified one by one, and who-had-paid kept in yet another file. With dozens of apartments that method does not scale and —more importantly— leaves no auditable trail when an owner asks where their charge came from.

  • The per-unit charge was recalculated by hand every period

  • With no central record, "who already paid" relied on someone's memory
  • Clarifying a charge meant rebuilding the calculation from scratch
  • Administration grows with the tower: the manual method had an expiry date

The tower's bill, unit by unit

A system where consumption is entered once, each apartment's charge is computed automatically, and every payment is recorded with its receipt.

Questions about this project

What exactly does an electricity payment administration system do?

It takes a period's energy consumption and turns it into per-unit charges, instead of someone computing it by hand in Excel. It then records payments with their receipts and keeps each apartment's balance visible. The real value isn't the arithmetic: it's that everything is recorded and can still be explained months later.

Does it work for other condos or only this tower?

The system was built for Harbor 171, but the problem is the same in any high-rise condo, shopping plaza or development with common areas. The registry / per-unit charge / payment / balance logic adapts to another building without starting from zero.

Did you also build the development's public site?

The Harbor 171 site includes the interactive unit inventory, construction updates and account login. Our work focused on the electricity payment administration inside that ecosystem.

How long does a system like this take?

It depends on how well defined the billing rules are. When the administration already knows how it splits consumption, there is a working version in weeks; the slow part is never the coding, it is agreeing on the rule.
