The challenge

Selling a building nobody can walk through yet

In a vertical project buyers always ask the same things: which units are left, on which floor, how big they are, what they cost and how they can be paid. During pre-sale none of that can be touched yet, and the answer usually lives in a spreadsheet only the sales team has. Every question becomes a message, every message becomes a wait, and in that wait the buyer cools off or finds another project.

  • Pre-sale: the unit doesn't physically exist yet
  • Three different layouts with their own sizes, views and prices
  • Availability shifts and has to be shown without mistakes

The solution

The facade becomes the inventory

Two facade renders turned into an interactive unit map, plus a calculator that answers the payment question in the same scroll.

  • Availability checker over the facade: one marker per unit, front and rear
  • Each marker opens the unit: floor, layout, area, price and status (available or sold)
  • Status readable at a glance by color, without opening units one by one
  • An "I want this unit" button that sends the enquiry with the unit already identified
  • Investment calculator: layout × financing plan = final price, down payment and payment on delivery
  • Discount applied automatically according to the chosen payment scheme

Questions about this project

What is an availability checker?

It's the screen that replaces the sales team's spreadsheet. The project inventory is drawn over the building render: every unit is a marker with its floor, layout, area, price and status. Prospects see what's left without asking, and sales stops repeating the same answer twenty times a day.

How is it different from a horizontal project?

In how inventory is represented. In a vertical project the unit is placed by floor over the building facade; in a horizontal one it's placed over the land's masterplan. The pricing, availability and quoting logic is the same, but the interface is completely different. We built both — see Los Robles Residencial too.

Can availability be updated?

Yes — that's the point. When a unit is reserved or sold, the change shows up on the screen the public sees. An out-of-date unit map is worse than none at all, because it promises something that no longer exists.
